- What are additional costs?

The additional costs are in addition to the basic rent of an apartment. This includes, among other things, costs for water, electricity and heating supplies as well as costs for cleaning, maintenance, various insurance and personnel (e.g. caretaker, cleaning service). Additional costs are costs that are related to the use of the rental apartment, such as heating and hot water costs. This also includes costs for the caretaker, snow removal, garden maintenance, fees for garbage, water and wastewater, general electricity in the stairwell and laundry room, and TV fees.

Tenants in Germany have to pay an average of 2.17 euros/sqm/month for operating costs. If you add up all conceivable types of operating costs with the respective individual amounts, the so-called second rent can be up to 2.88 euros/sqm/month.

- What is the difference between additional costs and operating costs?

Only those fees that arise on an ongoing basis and serve the intended use of the rental property are referred to as operating costs. The additional costs, on the other hand, include all costs that the landlord incurs in connection with the property. Only the operating costs can be passed on to the tenant.
- What may not be included in the additional costs?

Additional costs do not include administrative costs, such as costs for property management, bank fees, postage, interest and telephone. These costs cannot be allocated. The tenant also does not have to pay repair costs, maintenance costs or reserves.
