Who is considered a certified manager?

A person who has proven through an examination before a Chamber of Industry and Commerce (IHK) that they have the legal, commercial and technical knowledge necessary to work as an administrator can call themselves a certified administrator (see Section 26a Paragraph 1 WEG). .

Certified manager – From December 2023, apartment owners will be entitled to this. The exams to become a certified administrator are conducted by the IHK.

As part of the WEG reform, the requirement for certified administrators was introduced in Section 19 Paragraph 2 No. 6 WEG. According to this, apartment owners can request the appointment of a certified manager in accordance with Section 26a WEG as part of proper management.

Extension of deadline

Apartment owners have the right to appoint a certified manager from December 1, 2023. Originally, apartment owners were supposed to have the right to a certified manager from December 1, 2022. However, the deadline has been extended by one year so that the responsible authorities have enough time to examine all administrators who want to take the exam by the deadline.
